Water entry at garages and windows in new Tarneit homes
Why garages flood and windows leak in volume builds, how we find the cause, and what the builder must fix.
In short: Garage water usually comes from the driveway falling toward the door or a missing slab set-down. Window leaks usually come from flashings. Both are builder defects within the warranty period.
Garage water entry
Driveway falls toward the door, no set-down at the garage slab edge, or stormwater discharging beside the slab. We measure the fall with a digital level and trace the water.
Window leaks
Missing or reversed head flashings, unsealed sill trays and render cracked at the corners. Thermal imaging and a moisture meter show the path behind the plaster.
What the builder owes
Both are workmanship defects under the domestic building warranty. The report cites the NCC and the VBA Guide so the builder cannot call it a maintenance item.
