PCI reinspection and settlement in Tarneit: closing the list before keys
What a reinspection checks, what to do about items the builder patched rather than fixed, and how to handle handover day.
In short: Reinspect three to five days before handover, mark each item fixed, patched or outstanding, and carry outstanding items onto the handover form so they are covered by the defects period.
What a reinspection is
A second visit against the original numbered list. Each item is marked fixed, patched or outstanding, with a new photo.
Patched versus fixed
Painted-over cracks, silicone over a gap and a re-hung door that still binds are patches. We note them so they can be raised again in the defects period.
Handover day
Bring the reinspection report. Outstanding items go on the builder's handover form. Photograph the meter readings and every room before you move in.
After handover
Your defects liability period starts. Keep a running list with photos and send it in writing before the period ends.
